Terms and Conditions

Reservations can be made by phone, e-mail or online. Completion of an online booking form along with deposit must be received within 2 days of initial reservation date in order for the holiday to be considered as booked; otherwise the reservation will be considered as no longer valid and will return to being available.

An advance deposit of 30% of total rental (non-refundable) must accompany the booking form for the reservation of the cottage. Reservations are subject to written confirmation upon receipt of deposit.

The balance of the total rental cost must be paid in full at least 10 weeks prior to commencement of holiday. Failure to send the balance payment by the due date, may be viewed as the customer cancelling the holiday.

If you cancel your booking you must immediately notify us in writing. In the event of a cancellation we will attempt to rebook that specific week at the same value . If we do we will refund 100% of your money less a £50 admin charge.You are advised to take out cancellation insurance to cover this eventuality.

The cottages are available after 3:00 p.m. on day of arrival. Accommodation in the cottages is restricted to the number of persons stated on the booking form. Cottages are to be vacated by 10.00 a.m. on day of departure.

Customers are responsible for keeping and leaving the cottage in a clean and tidy condition. Charges will be made for cleaning and breakages.

All Cottages are non - smoking

Reservations for all young male or female parties will only be accepted at the owners discretion.

Customers are requested not to smoke in the premises.

We do not accept all male parties accept by prior arrangement.

We shall make every effort to rectify any faults or make repairs to equipment or services as soon as possible, should the need arise. We cannot however, be held responsible for any such breakdowns or loss.

If for any reason beyond the owners control (e.g. fire, flood damage) the property is not available for the date of the holiday booked, all rent and charges paid in advance by the customer will be refunded in full. The customer shall have no further claim against the owners.

We take the health and safety of our guests very seriously. Beaconside House and Cottages has a hardwired fire alarm system, fire extinguishers and fire blankets. Each property has instructions on what to do in the event of a fire.

We have strict guidelines for the use of our swimming pools , hot tubs and marquee including no children under 12 allowed in either pool or hot tub without adult supervision. 

No children under the age of 12 are allowed to swim or access the hot tubs without an adult in attendance. No diving in the indoor pool. It is the strongly recommended that anyone on medication or with health issues relating to blood pressure, consult medical advice before entering our hot tubs. It is important that water is consumed after leaving the hot tub to prevent dehydration. 

The marquee is a non smoking area. Shoes must be worn at all times including the dance floor. The marquee can entertain up to 180 guests.

Music is not permitted beyond 1am or allowed outside of the property or marquee. We request that the music level is set at a moderate volume .

There is a £500 fee to erect own marquee.

Fireworks are not permitted without prior consent from the owner.

Payments must be received within 3 days of booking. The system will automatically delete any booking without a corresponding payment. 

We cannot accept liability for injury or loss of life to any person within the premises. Neither can we accept liability for loss or damage to any property or vehicle brought onto the premises. In the event of "force majeure " for example winds in excess of 60 mph , the management reserve the right to remove all persons from the marquee. We recommend that the customer takes out  private insurance as required.
